I was thinking on something similar.
To have on the type a TOP AREA and a FOOTER AREA, that one can customize (add properties/maybe text,links) and have it be applied to all objects of the type.
An example of the intended result would be like this:
The Lorem Ipsum part would be either from the template or from user introduction on the object, and would not be touched. Only the top part (above the first horizontal line) and the bottom part (below the second horizontal line) would always be in sync with the Type preferences (when one does a reset to type settings or bulk reset).
